Your home isn’t just a building.
It’s a stage for the most important moments – moments like your child’s first steps or the launch of your new business or those quiet evenings that relationships are built on.
It’s why our standard designs are anything but standard.
It’s why our pricing is radically transparent.
And it’s why we build for quality, not volume, with base inclusions that most builders charge more for.
Because your home is where life happens –and getting it right matters.

‘As first home builders, we were quite unsure of the process, however Daniel at Arista Homes was extremely helpful and guided us through each step.
Our home was was built in 7 months, before the expected time, which was great as we were in before Christmas.
The customer service was good and all staff were always happy to help. Now being in our home, as expected there are a few defects, nevertheless,
Arista’s team are all over it and have been prompt in getting this rectified. I highly recommend!’

‘We couldn’t be more happy with our building process using Arista Homes, from the very start their service was impeccable.
Our slab was laid 13th June 22 and we moved in 11 November. That’s an unheard off 4 1/2 month build with no sacrifice to the quality of the finishes to our home.
Our building supervisor is the best of the best and defiantly has a passion for attention to detail and customer service.
Any minor imperfections to the plan were fixed promptly and everything fell into place perfectly.
The whole Team at Arista Homes worked together to provide a fantastic service and we cant recommend them enough!’

Our advertised prices on standard designs are 95% finalised.
You won’t need to pay thousands extra for essentials like a driveway or floor coverings, you won’t be charged more for builder-side delays, and you’ll benefit from quality inclusions that won’t become defective after a few years.
You deserve to know, upfront, how much a new build will actually cost you.
It’s that simple.
In Queensland, all new home builds must have home warranty insurance – but that doesn’t mean you’re protected.
Lodging a successful claim often requires time and money that new homeowners don’t have.
It’s why every new home we build includes a complimentary 12-month maintenance period in addition to your insurance.
If you encounter any construction defects after we’ve handed over the keys, we’ll fix them for you – at no extra cost and as soon as the right trades are free.
All timelines are approximate. Inclement weather, trade and material shortages, and other factors can affect how long your new home takes to be built.

Not necessarily. Volume builders can be just as financially vulnerable as smaller builders. In 2023, for example, Porter Davis Homes – at the time, Australia’s third-largest builder – went into liquidation, leaving around 1,700 homes unfinished. In 2022, Metricon needed an emergency cash injection of $30 million to avoid failure.
The best way to protect yourself is to do your due diligence (see our next FAQ), choose a builder with a reputation for quality over volume, and get independent inspections at each building stage to make sure you won’t be left with expensive defects.
Every project is different. Size, location, the time of year you build, the availability of trades, and inclement weather can all affect how long it takes for us to deliver your home.
Generally, the initial stages of a project (which includes finalising your design and settling contracts) take 10–14 weeks. The average build will then take less than 20 weeks to be practically completed.
When you see home builds advertised for ‘From $X’ prices, pay attention to the inclusions. It’s a little bit like buying an airline ticket. Sometimes, low-budget airlines advertise very low fares, but then charge extra for components that most people need (like luggage).
Many builders advertise low-cost builds for as little as $250,000, but charge extra for everything from installing floor coverings to putting in a driveway. The eventual cost is normally much higher – and you’ll often have to pay extra for quality materials. Even if you’re happy with a very basic build, making apples-to-apples comparisons is important. (For context, an average new build of 210 square metres costs $400,000 to $450,000.)
Our advertised prices include everything you need to walk in and start using the property. We also have standard inclusions that volume builders don’t, like 3-kilowatt solar, plumbing to your fridge, and 90-millimetre steel framing (rather than the softwood frames used by some other builders). It’s why, excluding aspects like variations and upgrades, our standard design prices are 95% finalised.
We’ll work with you to realise your home vision – whatever that looks like. If you have designs from an architect or an initiative like Design for Place, we’re more than happy to build it (as long as it meets all required standards and legislation).
