Lodging a successful claim often requires time and money that new homeowners don’t have.
It’s why every new house and land package we deliver includes a complimentary 12-month maintenance period in addition to your insurance.
If you encounter any construction defects after we’ve handed over the keys, we’ll fix them for you – at no extra cost and as soon as the right trades are free.
All timelines are approximate. Inclement weather, trade and material shortages, and other factors can affect how long your new home takes to be built.

House and land packages don’t have ‘catches’, but they also aren’t right for everyone. Because packages involve new-built homes in newly developed areas, your property won’t appreciate as quickly as it would if you rebuilt an old home in a well-established suburb.
You’ll also be paying off both the mortgage on the land and the construction loan taken out for the house build, so you need to make sure that you’re comfortable doing both on top of paying your existing mortgage or rent.
When you buy a house and land package, you’re actually buying from 2 separate parties: the builder (us) and the developer. You’ll need to get a home loan to buy the land from the developer, then a separate construction loan to finance the building of your house.
Sometimes, you might see off-the-plan house and land packages advertised. In those cases, the developer will both develop the land and build the house, and then sell them as a single property (which you’ll only need a home loan to buy). The disadvantage is that you won’t have much, if any, say in what your new home looks like; most developers heavily restrict customisation options to keep their costs down.
Every house and land package is different. Size, location, the time of year you build, the availability of trades, and inclement weather can all affect how long it takes for us to deliver your home.
Generally, the initial stages of a project (which includes finalising your design and settling contracts) take 10–14 weeks. The average build will then take less than 20 weeks to be practically completed.
When you see home builds advertised for ‘From $X’ prices, pay attention to the inclusions. It’s a little bit like buying an airline ticket. Sometimes, low-budget airlines advertise very low fares, but then charge extra for components that most people need (like luggage).
Many builders advertise low-cost builds for as little as $250,000, but charge extra for everything from installing floor coverings to putting in a driveway. The eventual cost is normally much higher – and you’ll often have to pay extra for quality materials. Even if you’re happy with a very basic build, making apples-to-apples comparisons is important. (For context, an average turnkey new build costs $500,000–$600,000.)
Our advertised prices include everything you need to walk in and start using the property. We also have standard inclusions that volume builders don’t, like 3-kilowatt solar, plumbing to your fridge, and 90-millimetre steel framing (rather than the softwood frames used by some other builders). It’s why, excluding aspects like variations and upgrades, our standard design prices are 95% finalised.
Yes. Each package has some room for customisation, but working with a pre-set design is the only way we can sell a package at a fixed price. Keep in mind that all our packages are turnkey – you won’t need to pay extra for things that should be included in any new build, like air conditioning, a driveway, landscaping, and fencing. (You’re also welcome to upgrade any of the package inclusions for an additional fee.)
